Navigating the home building process brings with it a lot of questions. So, to help you along the way, we’ve put together some answers for the most frequently asked questions we get from homebuyers!
Here are the top 10 most asked questions at The Junction:
QUESTION 1: WHEN CAN I START BUILDING MY HOME?
ANSWER: You can start building your new home after your lot becomes titled which occurs once the civil construction of the land (roads, services, and infrastructure) has been completed. We will be in regular contact to update you about our progress or you can view live updates via our online portal MyJunction which will show the real-time construction progress.
QUESTION 2: WHEN WILL THE PARK CONSTRUCTION BE COMPLETE BY?
ANSWER: Park construction is due to finish by end of 2021 — a very exciting time for residents at the Junction, finished just in time for summer!
QUESTION 3: WHAT STAGES ARE LEFT AT THE JUNCTION?
ANSWER: Our final release 5C, is now selling, with lots ranging from 350m2 to 561m2, each within walking distance of future educational facilities, the stunning wetlands reserve, and our gorgeous Central Park.
QUESTION 4: WHERE IS YOUR SALES OFFICE LOCATED?
ANSWER: Currently, we don’t actually have a Sales Office at The Junction Botanic Ridge. If you have any questions about the estate, please contact our Estate Manager.
QUESTION 5: WHO IS THE JUNCTIONS ESTATE MANAGER?
ANSWER: Our Estate Managers’ name is Chris who you can contact on 0497 111 722 to chat through any other questions or queries you might have.
QUESTION 6: WHICH COUNCIL DOES JUNCTION BELONG TO?
ANSWER: The Junction Botanic Ridge is part of The City of Casey. The City of Casey is one of Victoria’s largest and fastest-growing municipalities. Residents of The Junction can pay their rates, join the local library or book their hard rubbish removal through The City of Casey. QUESTION 7: WHAT IS THE PROPOSED DATE FOR WHEN THE CHILDCARE CENTRE OPENS?
ANSWER: The opening date is not yet confirmed, however, we’re aiming to start construction hopefully within the next year. We’ll be sure to keep you up to date on our progress via our Facebook and Instagram pages.
QUESTION 8: DOES LAND AT JUNCTION HAVE BODY CORPORATE FEES?
ANSWER: As The Junction doesn’t have common areas, such as a driveway, facilities, foyer and stairwell, gym, pool, or other connected areas, residents do not have to pay Body Corporate Fees.
QUESTION 9: WHAT IS A PLAN OF SUBDIVISION?
ANSWER: Each stage release at The Junction shows individual lots. The official plan that divides the land into lots is called a Plan of Subdivision. Lots can only be sold when the plan of subdivision has been registered by the Land Titles Office and individual lots have been titled.
QUESTION 10: WHAT IS THE JUNCTION DESIGN REVIEW COMMITTEE?
ANSWER: To assess all new home construction applications, to make sure that every home complies with the vision and building objectives set out in The Junction Design Guidelines.
