5 Easy Steps to Secure Your Dream Home at The Junction

We like to make it as simple as possible for you to join our amazing community here at The Junction. Buying land and building your dream home really is very easy, especially when you take it one step at a time!

Step 1 – Find your place at The Junction

First, you should talk to your lender to determine your budget. Then, get in touch and make an appointment to talk to one of our friendly team members to go over our available lots or house & land packages.

Step 2 – Secure your home site

When you’ve found your future home site, ask our friendly sales team to hold it for you for 24 hours. That 24 hours gives you time to review the contract and discuss it with your preferred conveyancer. When you have reviewed the contract and you’re ready to sign, make sure you have your deposit ready as well as your proof of identity and your conveyancer’s contact details.

Step 3 – Pay your deposit and sign your E-contract

The next step is to pay your 5% deposit. You can do this by:

  • Electronic Funds Transfer (EFT).
  • Debit Card or Credit Card (note that extra charges may apply).
  • Bank cheque.

When your deposit has been paid you can sign your land contract. We can do this online via E-Contracts. Afterwards, a copy will be sent to your conveyancer.

Step 4 – Complete settlement

We will send you regular construction progress updates as your land is being prepared. We will also inform you of your expected title date as it approaches. At this point, you should talk to your lender and prepare your finances for settlement, which will take place 14 days from your title date. Settlement should be easy because your conveyancer will manage everything on your behalf.

Step 5 – Build your dream home 

This is the fun part! Visit display villages and choose your preferred design and builder from the wide range of home designs available. It’s important to make sure that your builder complies with The Junction’s design guidelines because you can only start building when you receive building permit approval from our Design Review Panel.
